Santa Rosa Beach · Inlet Beach · Scenic 30A

Four communities share the name WaterSound. They are not alike.

WaterSound Beach, West Beach, Camp Creek and Origins sit within a few miles of each other. Two are gated and on 30A. Two are inland, off South WaterSound Parkway. Median prices differ by more than a million dollars, and so does who is still around in February.

Written by John "Mr. Beach" Arroyo, a Realtor with LPT Realty. I moved my own family to Northwest Florida in 2023 and had to work all of this out the hard way.

The Four

Community by community

WaterSound Beach

GatedOn 30AGulf-frontThe Crossings

Nantucket-inspired architecture laid out around coastal dune lakes. Deer Lake State Park borders the eastern edge, so that side will not be built on.

Because of the dune lakes, lots are irregular and views change a great deal within one street. Two houses a hundred feet apart can differ by seven figures on water view alone. Walk it before you shortlist anything.

The Crossings is an enclave inside WaterSound Beach and trades on its own terms. Compare its sales separately.

WaterSound West Beach

GatedOn 30ALow densityLimited inventory

Smaller and quieter than its neighbour, also gated, also on the Gulf side of 30A, and walkable to the beach.

Supply is the constraint. West Beach rarely has more than a handful of homes listed at once, so waiting is usually part of the plan. A house you pass on in spring may be the only one available by autumn. Set an alert if this is where you want to be.

WaterSound Camp Creek

GolfNew construction262 homesitesInland

The newest of the four. Ground broke in 2023 around the 18-hole Camp Creek Golf Course, designed by Tom Fazio. Plans call for 262 large homesites, a private clubhouse with a wellness centre and dining, zero-entry pools with cabanas, a children's club and a 75-room inn.

Two things to check. It is still under construction, so amenities arrive on a schedule rather than at closing — ask what is open the day you tour. And the club has its own membership and dues, separate from the HOA. Get current buy-in figures in writing before you settle on a lot.

WaterSound Origins

FamilyYear-roundClub includedLake Powell

The largest of the four, and where most relocating families end up. Clubhouse membership comes with ownership — no waitlist and no separate buy-in. That covers a fitness centre, pool, tennis and pickleball courts, basketball and dock access on Lake Powell.

A paved multi-use path runs from Origins across US-98 to Camp Creek. Residents use it constantly, on bikes and in carts.

If you want neighbours in February rather than shuttered second homes, start here. NatureWalk is a separate neighbourhood within Origins with its own builder and price band; searches often conflate the two.

Carrying Costs

What it costs to hold a house here

Buyers compare purchase prices. Carrying cost is what they call me about eighteen months later.

Insurance

Windstorm and flood premiums here vary by elevation, construction, roof age and distance from the water far more than by purchase price. Two similar houses in different WaterSound communities can carry very different annual premiums. Get a quote on the specific address before contingencies lift. A per-square-foot estimate will mislead you.

HOA fees

Each of the four has its own association and assessment schedule, and at Camp Creek the club is separate again. Ask for the current budget, the reserve study and any pending special assessment, not just the monthly figure on the listing sheet.

Property tax

Florida's Save Our Homes cap limits annual assessment increases for homesteaded owners, but it does not transfer to you at closing. The seller's tax bill tells you very little about yours. On a second home, homestead exemption does not apply at all.

Short-term rentals

If you plan to rent it out, confirm what the association allows before you make an offer. The rules differ across the four and have changed over the years. Building a pro forma on the wrong assumption gets expensive.

None of this is a quote. Figures change, associations amend their documents and the insurance market reprices. Treat everything above as questions to ask, then verify.

Due Diligence

Before you shortlist

  1. Visit in February. Occupancy separates these communities more than anything else, and a summer visit hides it.
  2. Drive the route you will actually drive. 30A in season is a different road. Try it at 5pm on a Saturday in June.
  3. Get an insurance quote on the specific address before contingencies lift.
  4. Read the HOA budget and reserve study, not only the dues figure.
  5. Confirm what club access costs and whether it is included, waitlisted or bought into. This differs across all four.
  6. Check the flood zone and elevation certificate for that parcel.
  7. Confirm school zoning with Walton County directly. Listing portals are often out of date on this.
  8. Get short-term rental rules in writing from the association before you build a pro forma.

About

John "Mr. Beach" Arroyo

I spent over a decade in broadcasting before real estate. It taught me how to explain things clearly, which turns out to be most of this job.

My family moved to Northwest Florida in 2023. At the time there was very little honest material about living on the Gulf Coast between Panama City and Destin, so I started filming what I was learning: traffic in season, what the HOA covers, which streets flood, where the schools are, what a beach house costs to keep once the listing photos stop mattering.

This site is the written version of that, for WaterSound. It is not a listing portal. What is for sale today is on mrbeachteam.com, straight from the MLS. Which of the four you should be looking at in the first place is what I have tried to answer here.

Ask me something specific.

Which of the four suits you, given how you will actually use the house. If the answer is none of them, or not this year, I will tell you that.
